Renting From A Private Landlord
There are insufficient numbers of homes available for rent through Housing Associations and Local Authorities. As part of Home-Links commitment to improving information and access to the private rented sector, we are currently working with partners and stakeholders to introduce a new Private Rented Sector (PRS) service.
The new service will be launched in Spring 2013 offering customers access to available homes to rent in the Private Rented Sector across the whole of the Home-Link area. We want the service to offer a further housing option for those in housing need. Watch for further information appearing on this page.
Help To Access Privately Rented Accommodation
Private rented accommodation can vary in both availability and cost across the Home-Link area. Places To Find private Rented Accommodation
1. Letting Agents - many landlords advertise homes through letting agents. They usually charge one full month's rent in advance and a deposit. The agent may also charge a fee.
2. Internet - there are many useful websites that advertise properties, such as:
Rightmove
Zoopla
Spareroom
Flatmate
3. Local supermarkets, supermarket notice boards, newsagents, and local newspapers usually have a room to rent section. It is best to contact the landlord quickly if you find a property you like.
Initial Costs of Privately Renting
1. Admin fees / credit checks - if you've found a property through a letting agent they may charge a fee for credit checks which may not be refunded if the check is unsuccessful.
2. Rent in advance - you will usually have to pay one month's rent in advance to the landlord. Always ask the landlord or agency for a receipt to show the amount you have paid, and check when the next payment is due.
3. Deposit - the landlord of the property can ask you to pay a deposit before moving in to act as security in case you leave the property owing rent or leaving damage. A deposit is normally 4-6 weeks rent, but you may be able to negotiate this.
